We offer free and no obligation fee quotations and will happily review and comment upon project drawings, notices received and discuss the provisions and requirements of the legislation. A FREE initial consultation is offered to all.

We deal with projects large and small from commercial developments, multiple property new builds, all residential matters from loft conversions to extensions, basements and conversions for building owners and adjoining  owners and can of course arrange for a surveyor to act as a single agreed surveyor for both parties when all agree, but only where it is felt there is unlikely to any conflict in so doing.

If you have received a notice under the Act send it across and we will review and discuss your options and if you are planning some building work send us the project drawings and we will review and comment upon the implications of the Act for you.

On the one hand the Act is straight forward but its nuances require professional consideration, and remember not all surveyors offering so called ‘specialist’ advice are fully qualified and experienced. Always look for appropriate qualifications and experience, ideally along with recommendations from friends and family.

We regularly deal with architects, engineers, lawyers and property developers and offer competitive and reasonable fee proposals, confirmed of course in writing before taking matters on. Whilst based upon hourly rates consideration is always give to what is reasonable for the matter in hand.

The office also deals with  some boundary matters, most often when associated with Party Wall etc. Act procedures, single issue defect reports, building pathology, along with subsidence and building movement related matters.

Bruce Forrester can act when required as a 3^rd surveyor under the Act, and as an Expert Witness.

I am a Chartered Building Surveyor in independent practice, and party wall matters form a regular part of my work. I advise homeowners, developers, and adjoining owners on their rights and responsibilities under the Party Wall etc. Act 1996. Most instructions relate to residential projects such as extensions, loft conversions, basement works, and structural alterations, although I also deal with smaller commercial properties. I assist clients at an early stage to determine whether the Act applies to their project and to explain the steps required before work begins. This includes preparing and serving party wall notices and advising adjoining owners who have received notices. Typical works include building new walls at or close to the boundary, carrying out structural works to an existing party wall or party structure, and excavations within three or six metres of neighbouring buildings.
Where a dispute arises under the Act, I administer the process set and can act as the Agreed Surveyor where both owners are content for a single surveyor to deal with the matter. In this role I act impartially, ensuring the works are properly recorded and that reasonable protection is provided to neighbouring property. I prepare Party Wall Awards which set out the agreed works, protection measures, access arrangements, and the rights and responsibilities of both parties. I also act for either Building Owners or Adjoining Owners where each party appoints their own surveyor. In these situations, I work with the other appointed surveyor to agree on the scope of the dispute, carry out inspections, prepare Schedules of Condition, review the proposed works, and agree on the terms of the Party Wall Award. My approach is practical and measured, with the aim of resolving matters efficiently while maintaining independence. My work typically includes preparing Schedules of Condition, drafting and agreeing Awards, advising on access arrangements and protection measures, and dealing with any issues that arise once works are underway. If damage is reported, I can also assist in reviewing the evidence and determining an appropriate resolution. The aim of the party wall process is to protect neighbouring properties while allowing building works to proceed in a fair and structured way. My role is to guide owners through the process clearly and professionally, ensuring that the legal requirements are met.
